If you’ve been dreaming about building a home near Lake Travis, the North Shore offers some incredible possibilities.
From new construction communities and custom homes to beautiful unimproved lots with Lake Travis and Texas Hill Country views, buyers have options at many different stages of the building process. You may find a completed new construction home that’s ready for move-in, choose a homesite within a builder community, or purchase your own piece of land and design a completely custom home.
But buying land and building around Lake Travis is also very different from simply choosing a floor plan and picking finishes.
A lot that looks perfect when you’re standing on it may come with development costs, building restrictions, utility considerations, or access limitations that aren’t immediately obvious. That’s why I encourage buyers to look at the entire picture—not just the view or the price of the lot.
New Construction on the North Shore of Lake Travis
The North Shore of Lake Travis includes communities such as Lago Vista, Point Venture, Jonestown, and the surrounding Hill Country, each offering a slightly different lifestyle and approach to new construction.
Buyers can find everything from established neighborhoods with individual homesites to newer master-planned communities where builders offer specific floor plans, amenities, and sometimes completed inventory homes.
There are advantages to buying within a builder community. The development process can be more straightforward, and buyers may have access to community amenities and builder incentives. Depending on the neighborhood and timing, there may also be opportunities to purchase completed homes or even furnished model homes.
But that’s only one way to build here.
Buying a Lot and Building a Custom Home
One of my favorite things about the North Shore is the variety of land available.
You can find wooded homesites tucked into the Hill Country, lots overlooking valleys and preserves, golf-course properties, and elevated homesites with beautiful Lake Travis views.
For the right buyer, purchasing land and working with a custom builder can create something incredibly special.
It also gives you more decisions to make before you ever begin designing the house.
When I’m helping someone evaluate an unimproved lot, I’m not only looking at whether it’s beautiful. I’m asking questions about what it will realistically take to build on it.
The $75,000 Lot Isn’t Always the Less Expensive Lot
This is one of the most important things buyers should understand when shopping for land.
Two lots can have similar asking prices and dramatically different development costs.
Before purchasing a homesite, you’ll want to understand how utilities will reach the property. Depending on the location, that could include water, sewer or septic considerations, electricity, and other infrastructure.
Topography matters too.
A steep lot may offer an incredible view, but it can also affect excavation, foundation design, retaining walls, driveway placement, drainage, and overall construction costs.
Sometimes spending more for the right lot can actually result in a more manageable overall building project.
That’s why I like to involve the right professionals before a buyer commits to the land whenever possible.
Can You Actually Build the Home You Want?
Another important question is whether your vision for the property works with the lot.
Before purchasing, buyers should investigate applicable requirements that could affect the home, including:
- Building height and setbacks
- City development requirements
- Deed restrictions
- HOA or POA architectural guidelines
- Easements
- Impervious-cover or other site-development limitations where applicable
- Utility placement and availability
- Driveway access
- Drainage and topography
This becomes particularly important when you’re purchasing a lot because of a view.
A beautiful Lake Travis view from the ground doesn’t automatically mean your future home’s primary living areas will have that same view—or that you can simply build higher to capture it.
A builder, architect, engineer, surveyor, or other appropriate professional may need to evaluate the property to determine what’s realistically possible.
That due diligence can happen before you own the lot.
Don’t Forget About Community Amenities
There’s another question buyers sometimes overlook:
What does ownership of this particular lot actually give me access to?
Part of the appeal of living around Lake Travis is the lifestyle.
Depending on the property and community, buyers may be looking for access to amenities such as boat ramps, waterfront parks, pools, golf, pickleball or tennis courts, marinas, trails, fitness facilities, playgrounds, or other recreational amenities.
But you shouldn’t assume that purchasing a property near an amenity automatically gives you access to it.
When we’re comparing lots, I want to understand not only the land itself but also the ownership structure, applicable POA or HOA, fees, restrictions, and which amenities are associated with that particular property.
Production Builder or Custom Builder?
There’s no single right way to build on the North Shore.
For some buyers, a production or semi-custom builder within an established community is exactly what they need. You may have a more predictable process, established floor plans, design selections, and a clearer timeline.
Other buyers have a very specific vision.
Maybe you want your kitchen and living room positioned around a Lake Travis sunset. Perhaps you need an oversized garage for a boat or golf cart. You may want a pool, multiple outdoor living areas, a multigenerational floor plan, or a home designed specifically around the slope and orientation of your property.
That’s where working with a custom home builder can make sense.
The key is matching the buyer, lot, builder, budget, and design rather than treating each decision separately.
Start With the Lot—Not Just the House
If you’re considering building around Lake Travis, I recommend thinking about your land and your home as one project from the beginning.
Before falling in love with a particular lot, ask:
Can I build what I want here? What will it cost to prepare this property for construction? Where will the home sit? What views can we preserve? What restrictions apply? And does this property give me access to the lifestyle I’m moving here to enjoy?
Those questions can be just as important as bedrooms, bathrooms, countertops, and finishes.
